Mandatory Compliance Assessments
The first duty of any office manager is making sure that the office is safe. Our comprehensive suite of mandatory services are designed to ensure that your workspace not only meets but exceeds all legal and safety standards. From meticulous fire risk assessments to thorough health and safety reports, each service is executed with precision and care. Each of these assessments must be performed on your office space. Some are annual, some bi-annual, and some every four years. For items such as Legionella and HVAC inspections you will need to check if your office is applicable.
Our Mandatory Services include:
Fire Risk Assessment
We conduct comprehensive Fire Risk Assessments in compliance with the Regulatory Reform (Fire Safety) Order 2005. Our experts will spend a day evaluating your workspace for fire hazards, and will release a report offering recommendations to enhance safety and ensure compliance. This is an annual requirement.
Health and Safety Reports
In order to adhere to the Health and Safety at Work etc. Act 1974 we will inspect your office and provide you with a detailed Health and Safety Report. These reports assess your office environment, identify potential risks, and offer solutions to ensure a safe and compliant workplace. We advise to perform this yearly.
Fire Alarm Servicing
We will maintain critical fire safety measures in line with the BS 5839 part 1 & 6 standards through regular Fire Alarm Servicing. We ensure all components are functional, performing comprehensive tests and maintenance for reliability. We advise you conduct a weekly sounder test from different call points, and professionally service the fire alarm every 6 months.
Fire Evacuation Policy
We can develop and refine your Fire Evacuation Policy to meet the requirements of the Regulatory Reform (Fire Safety) Order 2005. Our tailored plans ensure a safe, quick exit strategy for all personnel during emergencies.
Fire Extinguisher Maintenance
Keep your fire extinguishers well maintained in compliance with the governments BS 5306 standards. Regular annual inspections and servicing maintain your first response capabilities against fires. Should you be moving into a new space, we can also quote for fire extinguisher installation and commissioning.
Emergency Light Testing
We will ensure all emergency lighting systems function properly in accordance with BS 5266 to guide occupants safely in emergencies. Our emergency lighting test checks for operational readiness and adequate illumination. We recommend you perform a monthly function test, and an annual full duration test.
Electrical PAT Testing
Our annual PAT testing prevents electrical accidents, in adherence to the Electricity at Work Regulations 1989. We will spend a day onsite, inspecting and testing all portable electrical appliances for safe operation. We recommend you conduct an annual test for all office electronics.
Electrical EICR Checks
Whilst not an annual check, electrical EICR Checks are crucial to identifying risks and ensure safety across your office’s electrical systems. These checks are in compliance with BS 7671 requirements for electrical installations. We recommend you perform this check every 5 years, or sooner if the condition of the building has changed.
Legionella Risk Assessment
Meet the Health and Safety Executive’s guidelines for Legionella Risk. We will evaluate your buildings water systems to prevent Legionella contamination, ensuring a healthy office environment. Please note that for some buildings this may be unnecessary if there are not cold or tepid water tanks or water storage facilities. We recommend you perform this assessment at least every 2 years should it apply to your building.
F-Gas AC and HVAC Inspections
In compliance with the Fluorinated Greenhouse Gases Regulations 2015, we can offer annual F-Gas AC and HVAC Inspections. Again please note that this is not always essential for every building, and applies to any systems, such as air conditioning or climate control systems, that contain fluorinated greenhouse gases. The inspection frequency will depend on the quantity of CO2e in your AC system. A typical air-conditioned 3000 sqft office will normally utilise a system that contains between 14 and 40 tonnes of CO2e, requiring an inspection every 6 months.

Handyman Call Outs

Mains Fed Water Machine Hire
A popular office item, we can install and service a Mains Fed Water Machine, providing we have access to a nearby mains water pipe. These high-quality water dispensers provide chilled, filtered water on demand, all run through a heavy duty water filter which is replaced every quarter.
Basic Coffee Subscription
Our basic coffee subscription keeps your office well-supplied with bean to cup dark roasted coffee beans. Depending on the coffee requirements and size of the office, we can assist with providing larger machines with in built milk fridges and pre-programmed coffee types, or smaller alternatives.
Whole/Skimmed Milk Provision
